What Door Hinge Problems Do We Fix?

Sagging doors, loose hinges, worn pins, broken knuckles, and doors that scrape the floor. Commercial doors are heavy. The hinges carry all that weight through thousands of cycles. Eventually the pins wear, the knuckles loosen, and the door drops by 1/8 to 1/4 inch. That's enough to make it drag on the threshold and stop latching.

The fix is usually straightforward. We replace the worn hinges, shim if necessary, and reset the door so it swings true. On heavy steel doors, we often upgrade to ball-bearing hinges that last significantly longer than the factory hardware.

Types of Commercial Door Hinges

• Butt hinges (standard): The most common commercial door hinge. Two leaves connected by a pin. Mounted in mortised pockets in the door edge and frame. Available in standard weight, heavy weight, and architectural finishes.
• Continuous (piano) hinges: A single hinge running the full height of the door. Distributes weight evenly and eliminates sagging. Used on high-traffic doors, fire-rated doors, and heavy doors.
• Spring hinges: Self-closing hinges with an internal spring. Used where a door closer is not practical or desirable. Common on restroom doors and interior office doors.
• Pivot hinges: Top and bottom pivots instead of edge-mounted hinges. Used on heavy glass doors, wide doors, and doors requiring a floor closer. See door pivot repair.

Common Hinge Problems on Commercial Doors

• Worn hinge pins: The pin wears a groove in the knuckle, creating slop. The door sags and scrapes the frame or floor. Triton Locksmith replaces the hinge.
• Stripped screw holes: Heavy doors pull screws out of the frame or door edge over time. We install longer screws, heli-coil inserts, or through-bolts depending on the severity.
• Broken hinge leaves: Impact damage or metal fatigue can crack a hinge leaf. Replacement is the only fix.
• Squeaking: Lack of lubrication. We apply lubricant to the pin and knuckle. If the pin is grooved, the hinge needs replacement.
• Door sagging: The most common symptom of worn hinges. A sagging door does not latch properly and may scrape the frame or threshold.

Fire-Rated Door Hinge Requirements

Fire-rated doors require steel hinges (not aluminum or brass) with a minimum of three hinges per door. Ball bearing hinges are required on fire-rated doors per NFPA 80. When to Upgrade from Standard to Continuous Hinges

If a door goes through hinge sets every 2-3 years, a continuous hinge eliminates the problem permanently. Continuous hinges run the full height of the door, distributing the weight across the entire edge instead of concentrating it at three points. They cost $200-$400 installed but last 15-20 years on high-traffic doors. The math works out: three hinge replacements at $150-$250 each equals $450-$750 over 6-9 years. One continuous hinge at $300 lasts twice as long.
